Two strips of land each 12.50 feet in width lying w1thin Lot 2 in Block Q
of Santa Monica Commercial Co's. Tract. as per map recorded 1n Book 52,
page 27 of Miscellaneous Records. in the office of the County Recorder of
said County; the centerline of said strips being descrlbed as follows'
STRIP NO.1: Beginning at a point in the southeasterly llne of said Lot
2, distant northeasterly thereon 16 feet from the southwesterly llne
thereof; thence northwesterly parallel with said southwesterly llne 6
feet to a poi nt herei nafter referred to as Poi nt II A" .
STRIP NO.2: Beginning at said Point "A"; thence northwesterly parallel
with said southwesterly line 8 feet.
Also the southeasterly 5 feet of the northeasterly 77.75 feet of said
lot 2.
EXCEPTING THEREFROM any portion lying within Ocean Park Boulevard and
Second Street, as now established.
Grantee shall have the right of ingress and egress to the easement at
any reasonable time in order to use, maintain, operate, repair, replace,
reconstruct, inspect and remove the systems which the Grantee installs
in the easement a~ea.
Grantee accepts this easement and right of way with the knowledge that
the Grantor intends to improve the easement area described in Strip No. 2
by constructing a building. Also Grantor agrees that in making such
improvement. Grantor shall adequately protect Grantee's systems against
such improvement.
Grantor hereby agrees to save harmless and indemnify Grantee from and
against all claims, loss, damage, action, causes of actlon. expense
