EXHIBIT "A"
That portion of Block 22, Erkenbrecher Syndicate Santa Monica
Tract, in the City of Santa Monica, County of Los Angeles, State
of California, as per map recorded in Book 6, pages 26 and 27
of maps in the office of the County Recorder of said County,
described as follows:
Beginning at a point on the northeasterly line of said Block
distant thereon 569.84 feet southeasterly from the northerly
corner of said Block, said point being the beginning of a non-
tangent curve concave easterly having a radius of 308 feet;
thence southeasterly along said curve an arc distance of 68.61
feet to a point of tangency in a line parallel with and distant,
measured at right angles, 452 feet northeasterly from the south-
westerly line of said Block; thence southeasterly along said
parallel line a distance of 45 feet to the beginning of a tan-
gent curve concave westerly having a radius of 17 feet; thence
southerly along the last mentioned curve an arc distance of
26.70 feet, more or less, to a point of tangency on the south-
easterly line of said Block distant thereon 435 feet northeast-
erly from the southerly corner of said Block; thence southwest-
erly along said southeasterly line a distance of 19.66 feet to
the beginning of a tangent curve concave westerly having a
radius of 29.02 feet; thence northerly along the last mentioned
curve an arc distance of 45.28 feet to a point of tangency;
thence northwesterly 101.30 feet, more or less, in a direct
line to a point on a line perpendicular to said northeasterly
line, 14.62 feet southwesterly from the Point of Beginning;
thence northeasterly along said perpendicular line to the Point
of Beginning.
EXCEPTING AND RESERVING all oil, gas, hydrocarbon substance and
mineral of every kind and character lying more than five hundred
(500) feet below the surface of said land, together with the
right to drill into, through, and to use and occupy all parts
of said land lying more than five hundred (500) feet below the
surface thereof for any and all purposes incidental to the
exploration for and production of oil, gas, hydrocarbon substances
or minerals from said or other lands, but without, however, any
right to use either the surface of said land or any portion of
said land within five hundred (500) feet of the surface for any
purpose or purposes whatsoever.
