AT THE DATE HEREOF EXCEPTIONS TO COVERAGE, IN ADDITION TO THE PRINTED EXCEPTIONS
AND EXCLUSIONS IN SAID POLICY FORM WOULD BE AS FOLLOWS:
1. Any claim of right, title or interest of the United States of America.
2. Any adverse claim that said land is within navigable waters of the Pacific
Ocean and is sub,iect to the Paramount right of the United states of America to
Protect and Regulate, Navigation and Commerce.
3. Any adverse claim based upon the assertion that any portion of said land
was not tide or submerged land subject to disposition by the State of California
on the effective date of the Legislative grant of such land to the City of Santa
Monica or that any portion thereof has ceased to be tide or submerged land by
natural causes and imperceptible degrees.
4. Rights and Pasements for commerce, navigation, fishery, hunting, bathing,
swimming, natural preservation and any other uses, to encompass the changing
public needs of the public trust.
5. The conditions, restrictions and limitations and rights, powers, duties and
trusts contained in the legislative grants, and by law, as to the land, or ar.y
portion thereof, acquired by the City of Santa Monica by virtue of Legislative
grants from the State of California and such reversionary rights and other
rights and interests, if any, as may be possessed by the State of California
under the terms and provisions of said legislative grants, or by law.
6. Any adverse claim or boundary dispute which may exist or arise by reason of
the failure of the legal description contained herein to locate with certainty
the boundaries of said piers and lands.
NOTE N0. 1: THIS COMPANY DOES REQUIRE CURRENT BENEFICIARY DEMANDS PRIOR TO
CLOSING. If the demand is expired and a current demand cannot be obtained, our
requirements will be as follows:
1. If this company accepts a verbal update on the demand, we will hold an
amount equal to one monthly mortgage payment. This hold will be up and
above the verbal hold the lender may have stipulated.
2. If this company cannot obtain a verbal update on the demand, we will either
pay off of the expired demand, or wait for the amended demand, at the
