Beginning at a point in the southeasterly line of the ,~
northwesterly 20 feet of .said lot, said southeasterly line also ~
being the southeasterly line of Pico Boulevard, 80 feet wide, .
distant southwesterly thereon 2 feet from the northeasterly line
of said lot: thence southeasterly along a line parallel with and
distant 2 feet southwesterly from the northeasterly line of said
lot, a distance of 83.25 feet: thence northwesterly along a tangent
curve, concave southwesterly and having a radius of 25 feet an arc
distance of 13.53 feet to a point of tangency with a curve, con-
cave northeasterly and having a radius of 31 feet: thence north-
westerly along last mentioned curve an arc distance of 16.77 feet,
more or less, to a point of tangency with a line that is parallel
with and distant 10 feet southwesterly from the northeasterly line
of said lot: thence northwesterly along last mentioned parallel
line 49.32 feet, more or less, to the beginning of a tangent curve,
concave southerly and having a radius of 5 feet: thence westerly
along last mentioned curve an arc distance of 7.88 feet, more or
less, to a point of tangency with said southeasterly line of Pico
Boulevard: thence northeasterly along said line of Pico Boulevard
13.03 feet, more or less, to the point of beginning.
