THIS Il\1.D.c.;NTURE, made the 27th day of January, A.D.. One
Thousand Nine Hundred and ~leven (1911), between J.F. DAVIES
and W. H. DAVIES, Trustees of the trusts oreated by the
Will of JamesM. Davies,deceased, parties of the first part,
and the CITY OF SANTA MONICA, in the County of Los Angeles,
state of California, party of the second part,
WITNES~ETH as follows,to-wit;
WHEREAS, the Last Will and Testament of James M.Davies
was, on the 17th day of November,1904, by an order duly made
and entered in a prooeeding pending in the Superior Court of
.LOS Angeles County, California, entitled "In the Matter of the
Estate of James .lVI. Davies, deoeased,lI and numbered '1823,duly
admitted to probate and is now on file in the reoords and
files of the above-entitled prooeeding, and is reoorded in the
office of the aounty Clerk of Los Angeles County,California,
in Book 27 of Wills, at Page 225 thereof; and
WHKREAS, in and by said Will said James .lVI.Davies oreated
oertain trusts and nominated and appointed the parties of the
first part as trustees of said trusts; and
W~AS, on the 14th day of ~aroh,1906, a deoree of final
distribution of the estate of James .lVI.Davies was duly made
and entered in the above-entitled proceeding; and
WHEREAS, in and by said deoree all the property and estate
of James .tn.Davies, except certain portions thereof specifica.lly
devised to other persons, which said portions specifica.lly devised
do not/inClUde the real property hereinafter described, was
distributed to J.F.Davies and W.H.Davies as trustees of the
trusts created by said Will and set forth in said deoree, said

deoree being duly reoorded in the o~ice of the County Clerk
of LOS Angeles County,California; and
WHEREAS, a duly oertified oopy of said deoree of distribu-
tion was on the 3rd day of April,1906, duly reoorded in the
office of the County Hecorder of LOS Angeles County, California ,
in Book 2610 of Deeds, at Page 262 thereof, Los Angeles County
1tecords; and
~AS, the aforesaid Will and the aforesaid Decree vest
in and confer upon J.F.Davies and W.li.Davies, as trustees as
aforesaid, the power to sell and convey any and all real property
held by them under the aforesaid trusts,referenoe being hereby
made to the above-entitled proceeding, and to the aforesaid
deoree of distribution, and to the aforesaid record of a copy
thereof.
NOW THEREFORE, in pursuance of the power and author~ty
vested in the first parties by the aforesaid Will and the
aforesaid decree of distribution, the said parties of the
first part, for and in consideration of the sum of Forty-three
(~43.00) Dollars, Gold Coin of the United states of Amerioa, to them
in hand paid by the party of the seoond part, the reoeipt whereof
is hereby aoknowledged, do .by these presents grant, bargain,sell,
oonvey and confirm unto the said party of the seoond ~rt all
that oertain real property situated in the City of Santa Monica,
County of LOS Angeles,State of California, particularly
described as follows, to-wit;
Beginning at the Northwesterly corner of Lot TWelve
(12) Blook A of Wave Crest Traot, as per map of said traot,
reoorded in Book 18, at Page 49, misoellaneous Reoords of
said County; thenoe in a Southerly direction along the
Westerly line of said Lot :>>want,.. (20) feet; thence Easterly

) on a line parallel with the southerly line of Freemont
Avenue Forty (40) feet, more or less, to the Easterly
line of said lot; Thenae Northerlf along said ~as~erly

TOGETHER with all and singular thetenements,heredi-
taments and appurtenances thereunto belonging or in anywise
appertaining, and the revision and revisions,remainder and
remainders,rents,is8ues and profits thereof.

togethefwith the appurtenances,unto the said party of the
second part and to its assigns forever.
