Said mortgage provides that if the mortgagors shall
pay all taxes and assessments levied against said mortgage
indebtedness, the above rate of interest will be reduced
from eleven per cent (11*) to eight per cent (8~) for
each year said taxes and assessments are 80 paid.
DESCRIPTION.
Part of Lot Twenty-one (21) of the Lucas Tract, in
the City of Santa Monioa, County of Los Angeles, state of
California~ as per map recorded in Book 6, Page 221, Mis-
cellaneous Records of said County, described as follows:-
Commencing at the corner of Lots Twenty (20) and
Twenty-one (21) of the West boundary line of the Lucas Tract;
til~11ce on the line between Lots Twenty (20) and Twenty-one
(21), South forty-one degrees (~lo) East, one hundred sixty~
six and eight tenths (166.8) feet to a stake; thenoe North
forty-nine degrees (~90) nineteen minutes (191) 1iB.st two
hundred ninety-two and five tenths (292.5) feet; thence
North forty degrees (~Oo) forty-one minutes (~ll) West one
hUfldred. thirty and. four tenths (130.~) feet to the West bound-
ary line of the Lucas Tract; thence on said West boundary
line South fifty-six degrees (560) twenty-five minutes (251)
West two hundred sixty-four and nine tenths (26~.9) feet to
the place of beginning, containing one (1) acre more or less;
EXCEPT the Northwesterly fifty (50) feet of said
property conveyed to the City of Banta Monioa for street pur-
poses by deed reoorded in Book ~~5~, Page 1~5 of Deeds.
NOTE:- On March 3rd, 1913, there was filed for record in
the offioe of the County Recorder of said County, a map

showing the assessment district for the opening and
widening of Sixth Street in the City of Santa Monica. The
Northeasterly 179.74 feet of the Southwesterly 206 feet
(measured along Fremont Avenue as shown by said assessment
map) of the hereinabove described property is included
within ule lines of said assessment district.
Said map also shows the Southwesterly 26.26
feet (measured along Fremont Avenue as shown by said assess-
ment map) of said property to have been condemned and taken
by said City for the purpose of opening and Widening Sixth
Street in said City. No certifiuate is made as to the val-
idity of said proeeedings.
In Book 216, Page 118 of Miscellaneous Records
appears the record of an instrument filed April 25th, 1913,
by William H. Carter, as Superintendent of Streets in said
City of Santa Monioa, wherein he gives notice of the delin-
quency of that portion of the hereinabove described property,
80 shown by said map to have been assessed, and of other
property under said assessment, and of his intention, un-
less payment be made prior thereto to sell said property
at pUblic auction on April 16th, 1913. for the amount of
such assessment and the costs and expenses thereof. Total
amount of such assessment and the coats as shown by the sched-
ule attached to said notice and recorded therewith $39.27
