FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged, IRVING BRODY AND
DOROTHY BRODY, husband and wife, hereby GRANTS to the CITY OF SANTA MONICA, a municipal
corporation. all ri.ght, title and interest in and to the improvements and improvements
pertaining to the realty which are attached or affixed in any manner to the following
described real property specifically including, but not limited to, the items in Exhibit
"A", list of "Improvements Pertaining to Realty", attached hereto and by this reference
made a part hereof, which either generally or for purposes of this deed are a part of the
Improvements and real property located in the City of Santa Monica, County of Los Angeles,
State of California, described as follows:
AN UNDIVIDED ONE-HALF INTEREST IN AND TO THE FOLLOWING:
THOSE CERTAIN IMPROVEMENTS DESCRIBED AS: A 20 x 13 foot concrete block office and storage
buitding which is located on the real property described as follows:
Lots "K" and "L" in Block 197 of the Town of Santa Monica, as per map recorded in Book 3,
pages 80 and 81 and in Book 39, pages 45 to 51, inclusive, of Miscellaneous Records, in
the office of the County Recorder of said County.
EXCEPT the rear 50 feet of said Lots,
THIS DEED IS GIVEN FOR THE EXPRESS PURPOSE OF CONVEYING TITLE TO THE ABOVE IMPROVEMENTS
AND IMPROVEMENTS PERTAINING TO REALTY ONLY.
GRANTOR for himself, his heirs, representatives and assigns covenants and warrants that:
1) Grantor is the sole owner of the above described improvements and the itemized improve-
ments pertaining to realty conveyed by this Grant Deed free from all liens and encumbrances,
and 2) Grantor will defend the title and quiet enjoyment of all improvements including
improvements pertaining to the realty, against all emands and cl ' s of all persons.
