abuts upon a public way and upon a State highway, with access only to
the State highway being restricted.
ALSO EXCEPTING and RESERVING unto the State of California, its
successors and assigns an easement for sanitary sewer purposes in, on,
over and across the northwesterly 10 feet of the parcel of land here-
inabove described, measured at right angles to the northwesterly line
of said parcel of land.
TOGETHER with all necessary or convenient means of ingress to and
egress from said lands for the above-described purposes; provided, how-
ever, that grantee, his successors and assigns may use the surface of
above-described easement area without, however, the right to construct
permanent structures thereon.
SUBJECT to the EXCEPTION and RESERVATION therefrom, all oil, minerals,
natural gas and other hydrocarbons by whatsoever name known, that may be
within or under the herein conveyed parcel of land, and the rights thereto,
together with certain other conditions, as excepted and reserved in a
deed to the State of California recorded February 19, 1963, in Book D1925,
