ni~, herein called "Grantor," acting to carry out a redevelopment
plap under the Community Redevelopment Law of california, herewi th
grai),ts to the CITY OF SANTA MONICA, a municipal corporation. here-
inafter called "Grantee," subsurface easements with the right of

after-described purposes:
An easement over and across parcels 1. 2. 3, and 4 for
the purpose of laying, maintaining, repairing, replacing, relo-
cating, constructing, operating, renewing, or enlarging sanitary
sewers and storm drains and structures appurtenant thereto and for
the purpose of constructing, maintaining, operating, replacing,
removing. renewing, and enlarging lines of pipe, condui ts. cables,
wires, and other convenient structures, equipment, and fixtures for
the operation of water and gas pipe lines for distribution of water
and gas, telegraphic and telephone lines for the transmission of
communications, electric power lines for the distribution of elec-
tric energy, and all incidental purposes thereto, and an additional
easement over and across Parcel 5 solely for the purpose of laying,

maintaining, repairing, replacing, relocating, constructing, oper-
ating. renewing. or enlargin~ storm drains and structures appur-
tenant thereto.
Grantee. its successors and assigns. and its employees
shall have access at any time when necessary and at all reasonable
times to the said underground facilities and all portions thereof c.,)
for the purpose of exercising the rights herein granted: provided, t
however, that in making any excavation on any part of the said ~
property of the Grantor. its successors and assigns. the Grantee

herein shall make the same in such a manner as will cause the
least injury to the surface of the earth around such excavation
and shall replace the earth so removed by it in as near the same
condition as it was prior to such excavation as is possible.
Neither the Grantor nor the Grantee nor their successors
or assigns shall place any structures on the surface of the ease-
ments herein granted. However, the Grantor, for itself, its suc-
cessors, and assigns, reserves the right to use the surface of
said easements herein granted for landscaping, together with neces-
sary irrigation equipment which may be buried, so long as said
landscaping and irrigation equipment do not interfere with the
easements herein granted.

Installment Parcel from the Northwest corner thereof; the Southeasterly 20
feet of the First Installment Parcel; the Northwesterly 8 feet of the Second
Installment :?arcel to a line parallel with the extension of the Westerly line
