City of Los Angeles, County of Los Angeles, state of Calif-
ornia, by and between THOMAS JONES, the duly appointed, quali-
fied and acting Administrator-with-the-will-annexed of the
estate of THEODORE SIMMEN, deceased, the party of the first
part, and the CITY OF SANTA MONICA, a municipal corporation,
the party of the second part,
WITNESSETH: That
WHEREAS, the Superior Court of the, State of, California,
in and for the County of Los Angeles, upon due and legal notice
given, did on the 12th day of June, 1945, make an order auth-
or~zing and directing said party of the first part to compro-
mise and settle that certain action No. 496955 in the Superior
Court of the state of California, in and for the County of Los
Angeles, filed by the CITY OF SANTA MONICA against said Adminis-
trator-with-the-will-annexed of the said estate to quiet title
to the real property hereinafter described, in consideration
of the payment to said estate of the sum of $100.00, and further
authorizing and directing said party of the first part to exe-
cute and deliver to the party of the second part a deed or con-
veyance of all of the right, title and interest of said dece-
dent, of said estate, and of said THOMAS JONES, as such Adminis-
tI'ator-with-the-will-annexed, in ,and to the real property here-
inafter described, upon receipt of said sum of $100.00, which
order is now on file and of record in said Court and is hereby
referred to and made a paI't of this Indenture,
NOW, THEREFORE, the said THOMAS JONES, Administrator-with-
the-will-annexed of the Estate of THEODORE SIMMEN, deceased,

sors or assigns forever, all of the right, title and interest
of said TBEODORE SIMMEN, deceased, at the time of his death,

by operation of law or otherwise, may have acquired other than
or in addition to that of the said THEODORE SnD[EN, deceased,
at the time of his death, and also all the right, t1 tIe and
interest of the said party of the first part, as suoh Adminis-
trator-with-the-will-annexed, in and to all that real property
situated in the City of Santa Monica, County of Los Angeles,
State of California, and more particularly described as follbWS:
Lot 2, Block 31 of East Santa Monica, in the City of
Santa Monioa, County of Los Angeles, State of California,
as per map reoorded in ~ook 17 Page 95 et seq., Miscel-
laneous Records in the offioe of the County Recorder of
said County,
EXCEPTING from said lot that portion thereof, desoribed
as follows:
Beginning at the most Westerly corner of said Lot 2,
thence Northeasterly along the ~orthwesterly line of
said Lot 2, 32 feet to point, thence Southeasterly
