In conjunction with development of real property located in the City of Santa Monica ("City") , Santa Monica Municipal Code Section 7164 requires property owners to provide certain public improvements and to dedicate rights of way in favor of City to accommodate such public improvements, SECTION 2. The required public improvements and rights of way thereto are deemed necessary to assure availability of proper access and to prevent congestion and other hazards related to the use and development of lOO Ocean Park Boulevard, Santa Monica, California ("the subj ect property") , .. SECTION 3 . The subject property must comply with the development conditions and requirements set forth in Santa Monica Municipal Code Section 7l64.
