contained in the deed from Santa Monica Land and Water
Company to J. J. Dayis, dated January 21st 1910, re-
corded in Book 4005 Page 223 of Deeds, as follows: I
There is excepted from the conveyance and reserved
to said first party its successors and assigns, all
subterranean waters except such as may be pumped or

developed for use on said granted premises for
domestic purposes or for irrigation.
And it is provided and covenanted and these
covenants are for the the benefit of all the lots
shown on said plat, and shall run with the land,
that the said party of the second part, his heirs,
successors and assigns, shall not at any time within
ten years from date hereof erect or place upon said
land, or any part thereof, any building of any kind
whatsoever. to be used or occupied as a dwelling
house which shall cost less than One thousand
($1000.00) dollars on the Westgate Garde~ lots and
Two Thousand five hundred ($2500.00) dollars on the
Westgate Height_ lots and it shall not be built
closer than twenty-five (25) feet to or from the
front line of said land, and it shall be used only
for residential purposes.
And it is further provided and covenanted with
the covenant running with the land, that if at any
time said party of the second part, his heirs or
assigns or successors in interest. or those holding
or claiming thereunder, shall violate any of the
conditions hereinbefore set forth, or shall use
or cause to be used, or shall allow or authorize in
any manner, directly or indirectly. said premises
or any part thereof, to be used for the purpose of

vending intoxicating liquors for drinking purposes,
whether such vending snaIl be done directly or under
some evasive guise, that thereupon the title hereby
granted shall revert to and vest in the said party
of the first part, its successors or assigns, to-
gether with the right to i~~ediate possession thereof,
3rd. Reversion of title contained in the deed
from Santa Monica Mountain Park Company, a corporation,
to the City of Santa Monica, filed for record Septem-
ber 14th 1916, as follows:
"It is, however, expressly understood, anything
herein contained to the contrary notwithstanding,
that if the said party of the second part, its
successors or assigns shall not within ten years
from the date hereof construct a reservoir upon
the paroel of land first hereinabove described, or
shall at any time after construction of the said
reservoir cease to use said parcel of land for the
purpose aforesaid, and such non-use shall continue
for three years, or if it, or they, shall use either
of the parcels of land hereinabove described, for any
purpose other than the exercising of the rights here-
by granted, then, and in that event, all the rights
and easements hereby granted, shall immediately

Angeles, County of Los Angeles, State of CalifoI'nia,
as per map recorded in Book 10 Page 77 of Maps,
in the office of the County Recorder of said County,
described as follows:
PARCEL 1: Beginning at the South West corner of
said Lot Twenty ( 20) ; thence Easterly along the South-
erly line of said Lot , three hundred six and fifty-
four hlmdredths (306.54) feet; thence North Easterly,
at right angles to said Southerly line. two hundred
fifty (250) feet; thence Westerly, parallel to said
Southerly line t\vo hundred fifty (250) feet, more
or less, to the Westerly line of said Lot Twenty-one
(21); thence Southerly along the Westerly line of said
Lots Twenty-one (21) and. Twenty (20) to the beginning.

the surface of the ground, a pipe or other closed
conaui t for the conveyance of water, and the right of
way for the purpose of ingress and egress to and
