Dear City Council Members,
If we understand you correctly, we support this amendment, but, want to make sure it also applies to our specific
situation.
While you consider these amendments to the home sharing ordinance, we ask that you include an amendment for
seniors who own and live on duplex properties that have ADUs which fit the description of being 6 feet away from the
main building. (The ADU being the 2nd unit.) We hope that seniors will be defined where one of the earning parties is
over 62, or if single, over 55, who live in the main house the property they own.
There are a number of us Santa Monicans who are retired, semi‐retired, and/or, no longer at the peak of their earning
years, that need extra income. The pandemic has hurt seniors and older people. Inflation is on the rise. Taxes keep going
up. For many, myself (Michele) included, they will have to move out of the city if they cannot increase their income.
The addition of short‐term rentals would provide this. And, we need to be able to do medium and short term rentals
year round. And, while we are not a large voting bloc, we are here, and, we want to be able to stay!
There is a major inequity between R1/R2 properties. It should be remedied. Adding this amendment would have no
more impact on an R2 property than on a single family property or neighborhood. The only difference is the definition. It
is fair to align them as they are otherwise in exactly the same situation in regards to their neighborhood. One could
easily argue that it is beneficial to the community.
There are neighborhood benefits to granting this exemption:
1)Seniors often need supplemental income so they can continue to afford living in Santa Monica.
2)It helps keep the character of the neighborhood, since people are more likely to stay here, rather than selling. We lost
13 units in 4 blocks over the last few years that are now all large modern structures dwarfing the properties next to
them.

Again, while there are major inequities in affordable rental housing (making it hard for people to find a place to live,)
there is also this major inequity between middle class homeowners and those who can easily afford to spend millions on
a new home. Many of us bought a long time ago and would not be able to buy today; As we are struggling to stay.
Allowing these exemptions would be a kind and fair move. We have lived here a long time, contributed to the city via
community involvement, and simply paid a LOT of taxes. Middle class seniors who own homes get left out of these
conversations because we are not a large enough voting bloc. Please consider this!
Finally, we would like to point out that you have accepted the “shared economy” in many ways…Uber, Lyft, the
dangerous scooters, the bike sharing, etc. Why not this for those who need it?
