Dear Esteemed City Council Members,
I read about your building at 1855 Main St. which is the Santa Monica Civic Auditorium. Several of you may have
heard that I have been trying to negotiate with Seritage to acquire the former Sears property to turn it into a L. A.
Artist Series or Los Angeles Artist Series with corresponding event programming. You can read more about this
project at www.laartistseries.com and at Seedlings.vc/portfolio I have also attached a mock up PDF. Once the
property is under contract, I will bring a partner with money to fund the project and a media sponsor or partner to
distribute the content. Most a company likely Apple, Amazon, Netflix or another large media or finance company.
My plan for an L. A. Artist Series does not require the existing Sears building to be demolished and it will not
require any additional development on the property. Internally, the building would go through significant renovation
to create a two story high event, concert and production space, along with 2 additional art gallery event spaces on
the retail facing side of Colorado. There would likely need to be additional support structures to be installed as
several columns would need to be removed to increase the viability of the ground floor space for productions and
concerts. The only other significant changes to the architecture would be removing the skylights and mechanical
from the roof to create a rooftop event and filming location. These skylights could be replaced in such a matter that
they could be preserved and potentially reinstated should the building be transferred for another use. I have also
considered that once the building is acquired to place it into some sort of conservation easement to make sure that
it is always home to a Los Angeles Artist Series.
The reason I am actually contacting you today is that should other opportunities not work out, I would consider a
proposal to allow the L. A. Artist Series partner with the city of Santa Monica to run the Santa Monica Civic Center.
I haven’t been granted access to the space for a full tour yet but, I would consider a proposal that would be a
50/50 revenue split with the city which would allow it to keep ownership of the property, earn a percentage of
revenue from the property and have to invest little to no money to get the property renovated and generating
events that bring in traffic, tourism, hotel bookings, conferences and spending to local businesses.
I could help restore the building over the next year or two, slowly doing renovations while marketing it for events
and production. I could then offer the space in conjunction with any large events with the Sears space to help bring
in large scale events, concerts and conferences. The combination of the Civic Auditorium, an L.A. Artist Series
and places like the Santa Monica pier would allow the city to put forth close to 100,000 sq ft of rentable convention
space all within walking distance. Combined with the athletic facilities available at Santa Monica HS, you begin to
see incredible opportunity for incredible production opportunities, coordinated multiple venue concerts & events,
and the ability to handle large conventions spread out over a small walking distance.
This will help fill local retail, jobs, restaurants, hotels and increase property values while conforming to Santa
Monica’s values of preserving the local architecture, culture and continuing to promote the arts while making
downtown SaMo a cultural heart of Los Angeles and the world.
If you were interested in such a deal, once we have one, I would certainly be open to bringing in local partners
who could help donate towards the renovation or help crowdfund.
Thank you for your consideration. Please contact me with any questions.

The Economic Benefits of a Los Angeles
Artist Series in Santa Monica, CA
Introduction:
The establishment of a Los Angeles Artist Series at 302 Colorado Ave in Santa Monica holds significant
economic benefits for the local community and the city as a whole. This document aims to highlight the
potential economic advantages that such an artistic initiative can bring to Santa Monica.
1.
Increased Tourism and Visitor Spending:
The presence of a renowned Los Angeles Artist Series at a prominent location like 302 Colorado
Ave would attract art enthusiasts, tourists, and visitors to Santa Monica. The series would serve
as a cultural attraction, drawing people from near and far to experience the diverse art exhibitions
and events. Increased tourism would result in higher visitor spending on accommodation, dining,
shopping, and entertainment, boosting the local economy and generating additional tax revenue
for the city.
2.
Job Creation:
The establishment of a Los Angeles Artist Series requires a range of professionals and support
staff to manage operations, curate exhibitions, provide event services, and handle administrative
tasks. This would create job opportunities for local residents, contributing to reduced
unemployment rates and increased income levels within the Santa Monica community. Job
creation leads to improved economic stability and a higher standard of living for residents.
3.
Small Business Growth:

increased sales, revenues, and potential expansion opportunities.
4.
Cultural and Creative Industries:
The establishment of a Los Angeles Artist Series contributes to the development and growth of
the local cultural and creative industries. By providing a platform for artists to exhibit their work
and collaborate, the series fosters creativity, artistic innovation, and cultural expression within the
Santa Monica community. This, in turn, attracts creative professionals, artists, and entrepreneurs,
enhancing the city's reputation as a hub for the arts and creative industries. A vibrant arts scene
encourages investment and supports the development of related businesses, further fueling
economic growth.
5.
Real Estate and Property Value:
The presence of a prestigious Los Angeles Artist Series at 302 Colorado Ave can have a positive
impact on the surrounding real estate market and property values. The increased cultural appeal
and desirability of the area as an artistic destination can lead to a rise in property demand and
potentially increase property prices. This benefits property owners, the local real estate market,
and the overall economic vitality of Santa Monica.
6.
Enhanced Branding and Image:
Hosting a Los Angeles Artist Series enhances the branding and image of Santa Monica as a
culturally rich and progressive city. It reinforces the city's commitment to supporting the arts,
creativity, and cultural diversity. The Artist Series becomes a symbol of Santa Monica's cultural
identity, attracting further attention, investment, and positive recognition from both residents and
visitors alike. This positive brand association can attract businesses, talent, and additional
economic opportunities to the city.
Conclusion:
The establishment of a Los Angeles Artist Series at 302 Colorado Ave in Santa Monica has the potential
to bring substantial economic benefits to the local community and the city. Increased tourism, visitor
spending, job creation, small business growth, and the development of cultural and creative industries are
among the economic advantages that can result from such an artistic initiative. Additionally, the enhanced
branding and property value uplift contribute to the long-term economic vitality of Santa Monica. The Los
Angeles Artist Series becomes a catalyst for economic growth, cultural enrichment, and community
development in the beautiful coastal city of Santa Monica.

Subject:Council Meeting Email / Yoga in Schools
Date:Tuesday, May 9, 2023 2:23:31 AM
EXTERNAL
Dear City Council,
I think Santa Monica should considering adopting a resolution to study the impact of adding
yoga to after school sports in all the schools in the district.
Offering Yoga to students would offer an athletic and accepting after school athletic program
for kids who might not be physically gifted or who might shy away from more competitive
activities.
Yoga is
not as physically demanding for kids,
there are less injuries, actually helps prevent injuries
it can be practiced in a co-ed environment so there would be no issues on which side
trans kids would compete
yoga might help more troubled kids find an accepting support group that will allow
them to exercise and develop physically at their own speed instead of having to be
pressured by competition and a desire to win.
Yoga encourages positive mental health practices early on.
The cost vs benefit comparison will show the benefit cost ratio would far exceed any
other after school sport.
All of the reasons I have listed here seem to fall within the pillars of what the city council of
Santa Monica says it strives to be… An accepting community for all, that supports the
physical, educational and mental development of all the youth within our community in an
accepting positive way.
Since there was so much discussion on trans issues with the bathrooms, I think this would be a
great time to introduce this agenda.
If competition were necessary, there could be introduction of forms competition or freestyle
routines so competitions between other schools could be developed in a similar way that they
have these non contact competitions for gymnastics and martial arts.
Completely separate, I also think the community should consider expanding its community
yoga offerings for adults.

Subject:May 9 Agenda Item 1 - Claustrophobia is a Risk/Liability Concern for the City and for Taxpayers
Date:Tuesday, May 9, 2023 10:32:46 AM
EXTERNAL
Dear City Council,
I was telling another SM Mom about the new so-called gender neutral bathroom
ordinance you plan to pass.
Aside from the fact that it is INDEED misogynistic because it provides a separate andsecure urinal area which requires disability status to women & girls, my friendreminded me of her disabling claustrophobia. Oh Geez!
Many people diagnosed with Claustrophobia, a mental health disorder, are substantially
limited from completing a major life activity, (such as using a bathroom) and are
therefore protected under the Americans with Disabilities Act.
Claustrophobia affects approximately 5% or 16.5 million people across the United
States. In the U.K., 10% of the population suffers from claustrophobia.
Claustrophobia is usually characterized as a fear of dark, confined spaces, but this
phobia can occur whenever someone feels like they are trapped without a way out.
My friend is afraid of being trapped, locked in, or otherwise unable to leave.
Locking the door triggers her disability.
When using women's facilities, she simply closes the door but does not lock
it.
Locking the door triggers her disability.
Symptoms of claustrophobia usually appear during childhood or adolescence.
Anxiety disorders cost the U.S. more than $42 billion a year, accounting for 33% of the total
mental health bill.
More than $22.84 billion of those costs are associated with the repeated use of health care
services from the same patients.
Evolutionary factors: Researchers suggest that evolutionary influences may play a role in the
development of certain specific phobias.
It is not necessarily the small spaces that trigger the anxiety, but the fear of what can
happen to the person if confined to that area or the fear of being trapped.
This is why the person fears running out of oxygen.

When anxiety reaches a certain level, the person may start to experience symptoms - one
which is an URGE to use the bathroom!!
How is my friend and millions like her going to be able to safely use thenewly designed public toilets?
Will the City of Santa Monica be able to afford the Disabilities Act lawsuitsthat could follow when not providing "safe" access to public toilets?

Subject:Urging that Council Convene a Task Force on Traffic Enforcement Safety and Reform
Date:Tuesday, May 9, 2023 6:55:04 AM
EXTERNAL
Dear Mayor and City Council,
I urge you to agendize the convening of a Task Force as detailed below:
Proposal for a “Traffic Enforcement Safety and Reform Task Force” with representatives from the City Council, City Manager’s Office, PSROC, SMPD and SMPOA.
The purview of the Task Force would include:
1. Examining 2022 SMPD data on traffic stops mandated by AB953 (The Racial and Identity Profiling Act)
2. Evaluating the utility of pretextual traffic stops based on a reasonable balance between their actual crime prevention benefits, on the one hand, and the disparate burden of Black and Latino vehicle drivers who endure them, on the other.
3. Considering changes that would decrease racial disparities in traffic stops without compromising traffic safety,
4. Evaluating the feasibility of training non-sworn SMPD professionals to conduct certain types of traffic stops.
Material relating to the rationale for such a Task Force appears below. Thank you for your consideration.
