Several of you may have heard that I have been trying to negotiate with Seritage to acquire the former Sears property to turn it into a L. A. Artist Series or Los Angeles Artist Series with corresponding event programming. You can read more about this project at www.laartistseries.com and at Seedlings.vc/portfolio I have also attached a mock up PDF. Once the property is under contract, I will bring a partner with money to fund the project and a media sponsor or partner to distribute the content. Most a company likely Apple, Amazon, Netflix or another large media or finance company. My plan for an L. A. Artist Series does not require the existing Sears building to be demolished and it will not require any additional development on the property. Internally, the building would go through significant renovation to create a two story high event, concert and production space, along with 2 additional art gallery event spaces on the retail facing side of Colorado. There would likely need to be additional support structures to be installed as several columns would need to be removed to increase the viability of the ground floor space for productions and concerts. The only other significant changes to the architecture would be removing the skylights and mechanical from the roof to create a rooftop event and filming location. These skylights could be replaced in such a matter that they could be preserved and potentially reinstated should the building be transferred for another use. I have also considered that once the building is acquired to place it into some sort of conservation easement to make sure that it is always home to a Los Angeles Artist Series. The reason I am actually contacting you today is that should other opportunities not work out, I would consider a proposal to allow the L. A. Artist Series partner with the city of Santa Monica to run the Santa Monica Civic Center. I haven’t been granted access to the space for a full tour yet but, I would consider a proposal that would be a 50/50 revenue split with the city which would allow it to keep ownership of the property, earn a percentage of revenue from the property and have to invest little to no money to get the property renovated and generating events that bring in traffic, tourism, hotel bookings, conferences and spending to local businesses. I could help restore the building over the next year or two, slowly doing renovations while marketing it for events and production. I could then offer the space in conjunction with any large events with the Sears space to help bring in large scale events, concerts and conferences. The combination of the Civic Auditorium, an L.A. Artist Series and places like the Santa Monica pier would allow the city to put forth close to 100,000 sq ft of rentable convention space all within walking distance. Combined with the athletic facilities available at Santa Monica HS, you begin to see incredible opportunity for incredible production opportunities, coordinated multiple venue concerts & events, and the ability to handle large conventions spread out over a small walking distance. This will help fill local retail, jobs, restaurants, hotels and increase property values while conforming to Santa Monica’s values of preserving the local architecture, culture and continuing to promote the arts while making downtown SaMo a cultural heart of Los Angeles and the world. If you were interested in such a deal, once we have one, I would certainly be open to bringing in local partners who could help donate towards the renovation or help crowdfund. Offering Yoga to students would offer an athletic and accepting after school athletic program for kids who might not be physically gifted or who might shy away from more competitive activities. Yoga is not as physically demanding for kids, there are less injuries, actually helps prevent injuries it can be practiced in a co-ed environment so there would be no issues on which side trans kids would compete yoga might help more troubled kids find an accepting support group that will allow them to exercise and develop physically at their own speed instead of having to be pressured by competition and a desire to win. Yoga encourages positive mental health practices early on. The cost vs benefit comparison will show the benefit cost ratio would far exceed any other after school sport. All of the reasons I have listed here seem to fall within the pillars of what the city council of Santa Monica says it strives to be… An accepting community for all, that supports the physical, educational and mental development of all the youth within our community in an accepting positive way. Since there was so much discussion on trans issues with the bathrooms, I think this would be a great time to introduce this agenda. If competition were necessary, there could be introduction of forms competition or freestyle routines so competitions between other schools could be developed in a similar way that they have these non contact competitions for gymnastics and martial arts.
