SR 12-06-2016 3M Ci ty Council Report City Council Meeting : December 6, 2016 Agenda Item: 3.M 1 of 2 To: Mayor and City Council From: David Martin, Director, Planning and Community Development , City Planning Subject: Resolution Approving Final Tract Map No. 68028 for an 8 -Unit Condominium Project at 1444 11th Street Recommended Action Staff recommends that the City Council adopt the resolution approving Final Tract Map No. 68028. Executive Summary This report transmits for City Council approval a Final Tract Map for the following condominium project. The Tentative Tract Map was approved by the Plann ing Commission on January 16, 2008. TRACT MAP ADDRESS SUBDIVIDER UNITS 68028 1444 11 th Street 11 th Street, LLC 8 Discussion After a public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Ten tative Tract Map for the above project on January 16, 2008. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all state and local laws and regulations, and applicable General Plan Elements. The project was delayed, as many of the proposed condominium projects were of this time period, due to the national economic recession. The state legislature, in fact, passed multiple bills that extended the expiration dates of the tentative maps. The Final Map conforms to the Tentative Map. The developer will be required to show proof of payment of the condominium tax of $8,000 prior to issuance of the building 2 of 2 permit. The Final Map has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. The City Engineer’s office indicates that there are no required off -site public improvements. The City Attorney's office has approved the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. Financial Impacts and Budget Actions There is no im mediate financial impact or budget action necessary as a result of the recommended action.
