SUBJECT: Council Approval of Sub - lease. (Lessee Woody Duke Sr.
to Dale F. Drake, dba. Flyers Country Club, Inc., a
Portion of Airport Parcel 20 -A, Lease Contract #938 CCS.)
Introduction
Woody Duke, Sr, has entered into a sub -lease of a portion of his
office building at 3300 Airport Avenue to Dale F. Drake, dba. as
Flyers Country Club, Inc. (a flight school). Paragraph II of his
lease with the City requires written consent by the City to sublet
the premises.
Background
Woody Duke Sr. is the holder of the master ground lease on Airport
Parcel 20 -A, (lease contract #938 CCS.). He is the owner of the
improvements on said lease parcel (an office commercial building).
His lease expires on February 28, 1982. The sub -lease is structured
to expire on the same date.
The Airport Commission at its regular meeting Wednesday, March 12,
1980 formally considered and unanimously recommended City Council
approval of said lessee request to sub -lease and conduct a flight
school therein. The operation of a flight school is an authorized

use of the premises per Paragraph 2.d, of the master ground lease.
The sub - lessee is in fact operating a flight school on the premises
at this time.
Alternative Solution
None recommended
Recommendation
Approve the sub -lease between W;E. Duke, Sr. and Dale F. Drake,
and approve the Flyers Country Club, Inc. commercial operations
permit.
