SUBJECT: Assignment of Lease, S. M. Pier, Cocky Moon Cafe
Introduction
This report concerns the assignment of the lease
on the Santa Monica Pier from Mr. and Mrs. Jack Link to
Mr. and Mrs. Seo and Mr. and Mrs. Ryang and, recommends
City Council approval.
Background
Mr. Jack Link, lessee of the Cocky Moon Cafe
on the Santa Monica Pier has been looking for some time
to cut down on the number of hours he has been spending
in the operation of his location on the Pier. Recently he
opened an escrow with Mr. and Mrs. Seo and Mr. and Mrs. Ryang
(See Exhibit "A ") to assign his leasehold interest over to
them.
Mr. and Mrs. Seo have been the operators of the
Santa Monica Port Cafe on the lower deck of the Pier in the
Harbor. They will, if Council approves the assignment of lease,
be in charge of operating both locations. They have been
model lessees, paying rent on time and keeping a very clean
cafe, as well as increasing the business. Mr. and Mrs. Ryang
were formerly the lessees of the Port Cafe, and currently
run the cafe "Tops" at Pico and Lincoln Boulevards. (see exhibit "B ")
Mr. Jack Link is up -to -date in all payments of rent.
Recommendation
It is the recommendation of City staff that City Council /^

the City Manager to execute all appropriate documents.
