Upon receipt of an updated appraisal on the .'~ 1*~
Cemetery expansion program, I wrote to Mr. Burgess Sheppa '~ ~~ ;,,g„~,t4
offered him Thirty Thousand Five Hundred Dollars ($30,500. a~,
his property located at 1833 Fourteenth Street. I informed him
that this price is the valuation of the property as of August 1,
1965 and that I would be pleased to discuss this with him at any
time.
I received an answer from Mr. Sheppard and he stated that
it seems only fair that this property, being the last available on
the street, should be worth at least $35,000 he originally asked,
however he would accept $32,250.00. I replied that I was conferring
with the City Attorney regarding possible litigation costs in
acquiring property and that I would call him in a few days.
I sent a memo to you stating that Mr. Cockins and T dis-
cussed court costs and that this estimate was approximately $1,000.00
and if there were no objections I would inform Mr. Sheppard that if
he would accept $31,500.00 we would so recommend to the City Council
for their approval.
Attached is a signed form from Mr. Sheppard stating that he
will accept $31,500,00 net, the City to pay all escrow fees.
It is my recommendation that the City pay Mr. Sheppard
31,500.00 for his property. Escrow fees will total approximately
330.00 - cost of title, which is usually paid for by seller, is
173.00.
We have three (3) other parcels to be acquired from two (2)
owners as follows:
Parcel 5 - E. J. Powell and Mavis Powell $45,000.00 ~~i3 ,v

Parcel 8 - Emil G. Seitz 39,500.00 rays
I have not yet contacted the above two {2) owners. Will
the City Council authorize an additional $1,000.00 to each owner
under the same consideration as offered to Mr. Sheppard?
