SUBJECT: Purchase for the Bus Department of Lots 12 and 13 of
Tract 974, Located on the Northerly Side of Trellis
Court, Easterly of Fifth Street and Abutting the Present
Bus Property.
Supplementing my memorandum of August 16, 1966, a copy of
which is attached, concerning the above-captioned subject, the
following-is submitted:
I have discussed the abandonment of the alley with both
the City Engineer and the Director of Transportation and neither
has any objection to such an abandonment.
It is felt by the Transportation Superintendent that the
purchase should be expedited as rapidly as possible to permit the
sale of the 7th Street property presently being appraised.
As soon as we have-acquired the Ulrich property we will be
able to lease the state property for a nominal sum pending determin-
ation of price and should be able to have the entire area surfaced
for employee parking rather quickly.
I spoke with our appraiser relative to the $5.00 per square
foot price and he'advises that such a price is within range.

memorandum of August 16th..

SUBJECTS Purchase for the Bus Department of Lots 12 and 13 of
Tract 974, Located on the Northerly Side of Trellis
Court, Easterly of Fifth Street and Abutting the Present
Bus Property.
I have received an offer from P7r. and Mrs. Erwin J. Ulrich
owners of the above-described property to sell the same to the City
for $5.00 pe-r square foot, with the additional consideration that
the City abandon, subject to the utility easements thereon, the
Sixth Street alley which presently abuts the Sixth Street entrance
to the bus property-
The Alley presently serves no purpose and the vacation
thereof will not affect the width of the entrance to the bus prop-
erty itself. The reason far the requested vacation is that the
Ulrichs own the immediately abutting property and said alley would
revert to them.
The total consideration amounts to $57,500.00 (11,500
square feet x $5.00). F7e have a very recent appraisal that fixes
the fair market value at $4'.50 per square foot. The offered price
is slightly more than lb% above the appraisal and in my opinion is
acceptable.
The vacation of the alley is something we would normally
do if requested. I therefore recommend that the offer of the Ulrichs
be accepted. and that an escrow be opened forthwith.
Upon acquisition of this propert,~ we may lease the immed-
iately adjacent state owned property for a nominal sum, such as $1.00
per year, and place the property i.n parking for the bus department
personnel and proceed with the sale of the property located between
Seventh Street and Lincoln immediately across the street from the
bus property, presently used as a parking l.ot.
