Introduction
This is a staff report on a Request. for Review of the
Planning Commissions approval of a Tentative Tract Map for
development of a condominium project at 908 - 19th Street.
Background
The applicant's intent is to develop a 12 unit condominium
project at 908-912 ~-19th Street in the R2 District,, The develap-
ment will consist of four separate buildings, two with 'four units
each, one with three units and. one with a single unit, Present
development of the property consists of three older"houses, and
a duplex.
Following a Public Hearing on August 26th at which the
application was opposed by two of the present tenants, the
Planning Commission voted 4 to 1 to approve the subdivision for
condominiums. The vote on the approval was as follows:
AYES: Commissioners .Cohen, Lonsinger, Roper, Caruso
NOES: Commissioner Gould
ABSENT: Commissioners Malcolm, Savage
On September 6, 1974, a request for Review was .submitted
by Councilman Pieter van den Steenhoven under the provision of

Section 9148 of Chapter 1, Article IX of the Santa Monica
Municipal Code wherein any City Council member may request a
..review of the Planning Commission's determination in the
matter of a subdivision. The matter is, therefore, before
the City Council for Public Hearing and final determination.
Alternatives
Section 9314 of Chapter 3, Article iX provides that the
City Council may overrule or .modify any ruling or determination
of the Planning Commission in regard to any subdivision or map
of any subdivider. The Council may, therefore, sustain, modify
or overrule the Planning Commission=s approval of the proposed
.project..
Recommendation
Unless the City Council finds that the. proposed develop-
ment is not in, accord with sound community planning, the
economic, ecological, cultural'. interests of the community,
it is respectfully recommended that the City Council sustain
-the determination of the Planning Commission by approving the
project as proposed,
