TRACT ADDRESS DEVELOPER UNITS 30965 1118 Third Street Hanaco, Inc., 43 (new) Gary Nathanson & RI chard A. Handel Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The .action of the Planning Commission was based an their finding that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final PAap conforms to the Tentative Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and Fire Departments indicate that the project meets present fire safety requirements. Approval by the County Engineer's office has been received-.for the project. Several unitswere,removed fro~i the property between 1975 and 1978. Construction was. begun February 14, 1980. Alternatives State-and City ordinances require approval of final subdivision maps which comply with approved Tentative Maps. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been .paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
