sr-031180-6cSanta Monica,;California, February 28, 7980 T0: Mayor and City Council FROM: City Staff MAR.1 1 198p' SUBJECT: Final Map Approval Introduction This report transmits a Final Map for City Council approval of the following condominium project which received Tentative Approval August 6, 1979: TRACT ADDRESS DEVELOPER UNITS 1815 Arizona Avenue-- Arizona 1 td., 37955. aka 1257 Eighteenth Street H. Theodore & Hedda V. Greene 6 (new) Background After public hearing and careful review of the record and staff recommendations,. the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission was based on their finding that the pro- posed subdivision should cause no substantial environmental damage. and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final P4ap conforms to the Tentative Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and fire Departments indicate that the project meets presentfire safety requirements. Approval by the County Engineer's office has beenreceived for the project. Exemption was°received from the Rent Control Board June 6, 1974. Two units were removed during October 1979 and construction work began February 11, 1980. Alternatives State and City ordinances require approval of final subdivision maps which comply withapproved.Tentative Maps. .Approval of the Final Subdivision Map does not P,iAR 1 1 198U Mayor and City Council Page 2 release the subdivider from compliance with_any applicable requirements of the Rent Control Ordinance. Recommendation. Inasmuch as .the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recorrmiended that the City Council affirm the find- ings of the. Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map. does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
