Introducti
This report transmits a Final Map for City Council approval of the following
condominium project ~ahich received Tentative approval January 15, 1979 ,extended to
Rugust 2, 1980. Please see footnote on second a e for addition information.

Background
After pub Tic hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on their finding that the proposed
subdivision is in conformance with all state and local laws-and regulations and
applicable General Plan Elements. The Final Map conforms to the Tentative Map.
The License Division reports that the developer has either paid or agreed to pay
the condominium tax. The Building and Safety and Fire Departments indicate that
the project meets present fire safety requirements and that the owner has agreed
tb install approved ionic smoke detector devices in each unit. Approval by the
County Engineer's Office has been received for the project.
Alternatives
State and City ordinances require approval of final subdivision maps which comply
with the approved Tentative Maps. Approval of the Final Subdivision Map does not
release the subdivider from compliance with the Rent Control Ordinance requirement
for an exemption or removal permit.

Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map with the advisement that
approval of the Final Subdivision Map does not release the subdivider from

compliance with the Rent Control Ordinance requirement for an exemption or removal
permit.

FOOTNOTE: This project was a conversion of an eight-year. old eleven-unit
apartment building. The project is currently under appeal by
Councilman Jennings, the matter being continued from the Feb-
ruary 26 meeting to the March 25, 1900 meeting.
