sr-032580-5h '~~ ~~~ TO: FROM: Santa Monica, California, March 24, 1980 Mayor and City Council City Staff SUBJECT: Tentative Tract Map No. 36426, 23 Unit Condominium Conversion, 843 - 4th Street Introduction This report summarizes past activities in connection with this matter. Background Request for conversion of the building was filed December 4, 1978. The proposal was to reduce the building from 32 units to 23 units. The reason for the reduction is that 12 of the 48 parking spaces were provided by space-a-matic parking machines in which one automobile is hoisted above the other by means of an hydraulic mechanism. The Planning Commission had previously denied conversion of a twin building across the street on the basis that the space-a-matic parking did not meet Planning Commission requirements. The application was denied by the Planning Commission on Feb- ruary 26, 1979 but approved by the City Council on March 27, 1979 with four conditions including: 1. All soundproofing to comply with building,`codes and all new walls to be double studded with insulation. 2. Modify units to comply fully with fire regulations for egress. ~i~ 'I I r I, J Mayor and City Council - 2 - March 24, 1980 3. No tenancy to be terminated prior to January 1, 1980 and all tenants to be paid $500 in moving costs. 4. Mechanical parking machines to be removed if re- quired by the Building or Planning Department and any purchaser may have a machine removed within 60 days after purchase. The Final Tract Map was filed on July 26, 1979 but not scheduled for City Council action because the work had not been completed. On February 11, 1980 the subdivider requested approval by the City Council of the Final Tract Map. On March 4, 1980 the subdivider requested an extension of the Tentative Tract Map which was denied by the Planning Commission on March 17, 1980. Prepared by: J. W. Lunsford JWL:bt
