Council FROM: City Staffi SUBJECT:: Final MaP APProval Introduction This report transmits a Final Map for City Cquncil approval of the following condominium project which received Tentative Approval July 2, 1979: TRACT ADDRESS DEVELOPER UNITS 37354 1854 Eleventh-Street. Samuel Wenguer & Arthur Guglielmi 6 (new) Backgrcund After public hearing and carefiul review. of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission was-based on their finding that the pro- " posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and Fire Departments indicate that the project meets present fire safety requirements. Approval by the County Engineer's office has been received for the project. A Rent Control Board exemption was granted 8/19/70, a demolition permit issued orr 8/8/79 and demolition completed in November 1979.. The previous structure was unoccupied before 4/10/79. Alterhatives State and Lity ordinances require approval of final subdivisioh maps which comply with approved Tentative Maps. .Approval of the final Subdivision Map does not ~' p `~'~.; ~E@ 2 ~ 1980 Mayor and Gity Council Page 2 release the subdivider from compliance with. .any applicable requirements of the Rent Control Ordinance. Recommehdation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or ah agreement to pay executed, it is respectfully recommended .that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
