Introduction
This report transmits a Final .Map for City Council approval of the following
condominium project which received Tentative Approval March 3, 1979.

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Cormnission approved the .Tentative Map for the above project.
The action of the Planning Commission was based on their finding thatthepro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and. regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets.
present fire safety requirements. Approval by the County Engineer's ofifice has
been received for the project.
Eleven units were demolished in February 1979, eight from one lot ;and three from
another. The building permit was issued in June 1979.
Alternatives'
State and City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.. Approval of the Final Subdivisioh Map does not

release the subdivider from compliance with any applicable requirements of the
Rent Control Ordinance.
Recommendation
Inasmuch as the Final Map. conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement. to-pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Cammission and approve said Map with the advisement that
approval of the Final Subdivision Map does not release the subdivider from
compliance with the Rent Control Ordinance requirement for an exemption or removal
permit.
