sr-022680-9cSanta Monica, California, January 10, 1980 T0: Mayor and City Council r~N 2 2 49B0, FROM: City Staff SUBJECT: Final Map Approval FE6 2 6 4980 Introduction This report transmits a Final Map for City Council approval of the following condominium project which received Tentative Approval May 21. 1979: TRACT ADDRESS DEVELOPER UNITS 36885 1015-10192 Seventeenth Street Cyrus & Manuchehr Kalantari 6 (new) Albert & Donna 0 Brien Swin k Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission was based on their finding .that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General. Plan Elements. The Final PAap conforms to the Tentative Map. The License Division reports that the deve]oper has either paid or agreed to pay the. condominium tax. The Building and Safety and Fire Departments indicate that the project meets present fire safety requirements. Approval by the County Engineer's office has been recei-ved for the project. :Demolition was begun and completed in March 1979 for six units. Work was begun on the new units in July 1979 and is nearing completion. Alternatives State and .City ordinances require approval bf final subdivision maps which .comply with approved Tentative Maps. Approval of .the-Final Subdivision Map does not c ~,r r, FHB 2 6 9980 SAN 2 1980 Mayor and City Council Page 2 release the subdivider from compliance with. any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
