TRACT ADDRESS DEVELOPER UNITS 36859 1337 Eighteenth Street James Shou-Chien Hsu, Partner 6 (new) Barrington Investment Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission aras based on their finding that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final C4ap conforms to the Tentative Map.. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and Fire Departments indicate that the project meets present fire safety requirements. Approval by the County Engineer's office has been received for the project. Two older units on the property had been demolished by April 4, 1979 and a con- Struction permit issued September 25, 1979 Alternatives State and City ordinances require approval of final subdivision maps which comply with approved Tentative Maps. Approval of the Final Subdivision Map does not ~~N ;;,~, Mayor and City Council Page 2 release the subdivider from compliance with any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfu]ly recommended that the City Council affirm the find- ings of the Planning Corranission and approve said Map with the advisement that approval of the final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
