Introduction
This report transmits a.Final blap for City Council approval of the
following condominium project:.

Background
This Tract covers a new 6-story, 21-unit condominium project on
the southwest corner of Second and Idaho in the R4 District. The
Tentative Map was approved by the Planning Commission on July 1,
1974, and extended on condition that a building permit be issued
and the Final Map filed by November 1, 1976. The original applicant
obtained a building permit, a Coastal Permit and filed the Final
Tract Map with the County Engineer on September 22, 1976. Release
of the Final Map by the County Engineer was delayed until April
1979 due to title clearance and encumbrances. In the interim the
project has been taken over by new owners and construction begun.
Alternatives
The State Map Act provides that approval of a Final Tract Map is .
mandatory when it conforms to the approved Tentative Map. The
Final Map is in compliance with the Tentative and construction

has commenced. The building substantially conforms to current
zoning requirements for the R4 District.
Recommendation
It is respectfully recommended that the Final Map be approved as
submitted.
