sr-112779-6lSanta Monica, California „r~ovember 14, 1979 T0: Mayor and City Council -FROM: City Staff NOV 2 7 1979' SUBJECT: Final Map Approval Introduction This report .transmits a Final Map for City Council approval of the following condominium project t~ihich had tentative approval April 2, 1979: TRACT ADDRESS DEVELOPER UNITS 36773 820 California Avenue State P1utual Savings and Loan Association 5 (new) Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission was based on their finding that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final Map conforms. to the Tentative Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and Fire Departments indicate that the project meets present fire safety requirements. Approval by the County Engineer's office has been received for the project. ~~S Y, The building was exempted by the Rent Control Board, a demolition permit was issued July 16, 1979 and demolition was completed on August 31, 1979. Alternatives State and City ordinances require approval of final subdivision maps which comply with approved Tentative Maps. Approval of the Final Subdivision Map does not N®~ 2 7 P979 Mayor and City Council Page 2 release the subdivider from compliance with any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
