SR-04-08-1980-6L}~ 8 998 Santa Monica,:California, March 27, 1980 T0: Mayor and City Council FROM: City Staff SUBJECT: Final Map Approval Introduction This .report transmits a Final Map for City Council approval of the following condominium project which received Tentative Approval August 20, 1979: TRACT ADDRESS DEVELOPER UNITS 37680 1229 Stanford Street Ray T. Sparing & 6 (new) Norm Berg Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map. for the above project. The action of the Planning Commission was based on their finding that the.pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final f4ap conforms to the Tentative Map. The License Division !. reports that the developer has either paid or agreed to pay the condominium tax. The Building. and Safety and Fire Departments indicate that the projeci meets present fire safety requirements. Approval by the County Engineer's office has .been received for the project. The property was vacant when purchased November 13.,.1979. Six motel units had .been removed on a permit. issued March 28,.7979. -Construction has not begun, the developers state; because they cannot get a loan until approval of the map is final. Alternatives State and City ordinances require apprcual of final subdivision maps which comply with approved Tentative Maps. Approval of the Final Subdivision Map does. not ~~ Mayor and City Council Fage 2 release the subdivider-from compliance with. any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Corranission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
