SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval .December 3, 1979:
TRACT ADDRESS DEVELOPER UNITS
39267 1333 Nineteenth Street Carl E. Tegner & Robert R. Hield 6 (new).
Bacaground
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map forthe above project.
The action of the Planning Commission was based on their finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance. with all state and local laws and regulations and applicable General ,
Plan Elements. ?he Final Map conforms to the Tentative Map. The License Division
reports that the developer has ei her paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
One unit was removed in December 1979 for which,a Rent Control. Exemption had been
received in a letter dated September. l8, 1979. A building permit was issued March.
25, 1980 but construction has not begun. A copy of the letter is attached.
Alternatives
State and City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.. .Approval. of the Final Subdivision Map does not

release the subdivider .from compliance with. any applicable requirements of the
Rent Control Ordinance.
Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Correnission and approve said Map with the advisement that
approval of the Final Subdivision Map does not release the subdivider from
compliance with the Rent Control Ordinance requirement for an exemption or removal
permit.
