sr-032580-6gSanta Monica, California, March.l3, 1980 TOs Mayor and-City Council FROM: City Staff SUBJECT: Final Map Approval Introduction This report transmits a Final Map for City Council approval ofi the following condominium project which received Tentative Approval November 5, 1979: TRACT ADDRESS DEVELOPER UNITS RMR Associates 38788 1230-1236 Chelsea Avenue 8 (new) William Malat & Louis Rudman Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action .of the Planning Commissign was based on their finding that the pro- posed subdivision should cause no substantial. environmental damage and is in conformance with all state. and local laws and regulations and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and fire Departments indicate that the project meets present fire safety requirements. Approval by the County Engineer's office has been received for the project. June 28, 19.79, the Rent Control ¢oard granted exemptioh of one unit at 1236 Chelsea Avenue (copy attached). The unit was removed November 27, 1979 and a building per- mit issued February 14, 1980, but construction has not yet begun. Alternatives State and City ordinances .require approval of final subdivision maps which ccmply with approved Tentative Maps. Approval of the Eina1 Subdivision Map does not -,r'.3 v AR ~~~ Mayor and City Council Page 2 release the subdivider from compliance with. any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map .with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
