sr-121179-6f~~_ Santa Monica, California, November 29, 7979 T0: Mayor and City Council FROM: City Staff SUBJECT: Final Map Approval Introduction ~~C 7 :~ 197g This report transmits a Final Map for City Council approval of the following condominium project which received Tentative Approval'July 10, 1978 with exten- sion granted to July 10, 1980: PARGEL ADDRESS DEVELOPER UNITS 12545 909 Arizona Avenue Jack Spiegelman & Jerrold M. Caris 4 (new) Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission was based on their finding that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final P4ap conforms to the Tentative .Map. .The License Division reports that the developer has either paid pr agreed. to pay the condominium tax. The Building and Safety and Fire Departments indicate that the project meets present fire safety requirements. Approval by the County Engineer`s office has been recieved for the project. A demolition permit was issued May 26, 1978 for a single family residence... No exact date of demolition is available. The new foundation was approved March 19,.1979. Alternatives State and City ordinances require approval of final subdivision maps which comply with approved Tentative Maps. Approval of the Final Subdivision Map does not IO ~~ i _ 1975 Mayor and City Council Page 2 release the subdivider from compliance with any applicable requirements of the Rent Control Ordinance.. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from: compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
