No. 36635, 11 Unit Condominium Conversion, 1050 Euclid
Street, R3.
Introduction
This is an appeal from the Planning Commission's denial of a re-
quest for extension of a Tentative Tract Map involving a condo-
minium conversion. Appeal is by the subdivider Paul Aras.
Background
On May 7, 1979 the Planning Commission approved a Tentative Tract
Map for conversion of an 11 unit apartment building at 1050 Euclid
Street to condominiums. Among the conditions imposed was approval
by the Rent Control Board and the installation of automatic se-
curity gates on the front garaging.
On March 17, 1980 the applicant requested an extension of the
Tentative Tract P~4ap indicating that more than $20,000 had been
spent in preparation for the conversion. Following consideration
of the requested extension on April 7, 1980 the Planning Commission
denied the extension primarily on the basis that the applicant
had not made application to the Santa Monica Rent Control Board.
On April 14, 1980 the Planning Commission action was appealed to
the City Council.

Alternatives
The City Council may affirm, reverse or modify any action by
the Planning Commission in regard to a subdivision. In the
case of an appeal by the subdivider the Council is not required
to determine whether the appeal shall be considered but must
hear the matter and make a final determination.
An appeal is a public. hearing and the tenants of the apartment
under consideration have been notified of the meeting.
Recommendation
In view of the applicant's failure to diligently pursue the
proposed conversion by application to the Rent Control Board
as required by the Planning Commission's tentative approval,
it is respectfully recommended that the appeal be denied and
the decision of the Commission affirmed.

The denial by the Planning Comrission for the extention of
Tentative Tract i~1ap, iJo. 30035 at 1134-11th St, Santa ~~ionica,
seemed ,to be based on non sufficient information, i was out
of the country at the time, and I would like to give some
additional information to the council.
I have made the obligation and have filed a application
for a rtEn90UAL PER61IT to the rtEVT COtJTROL BOArHD, There is
not as many senior citizens in the building as it was made
to believe before the Planning Commission,
There are also tenants in this building who are interested
in purchasing a condominium,
I just came back from Australia where there is no
housing shortage, The government has eased up on building
requirements and have given home and condominium buyers a
"ONCE Iii A LIFE TIi~1E GIFT CASH" for a down payment, They
believe there is nothing wrong to own a house or condominium,
In closing, I believe a request for a extention is
in order,
