SUBJECT: Request for Final Map, Tentative Tract No. 35217,
18 Unit Condominium Conversion, 1525 Tenth Street,
Kanan and Jacobs
Introduction
This is a request for approval of a Final Tract P4ap for an 18
unit condominium conversion. Request for approval is by Attorney
Frank Davanzo.
Background
The Tentative Tract Map for this application was approved on
September 18, 1978. Conditions of the approval included reduction
of the building from 20 to 18 units by conversion of 2 units to
recreation rooms, installation of garage doors and provision of
an approved trash area.
Final Tract Map was filed by the County Engineer on August 3, 1979
but due to uncompleted work, the matter was not scheduled for City
Council consideration until November 13, 1979. The matter was
continued to November 27, 1979 at the request of the applicant and
subsequently withdrawn because of the newly established Council
policy requiring prior rent control approval.
No application for extension of the Tentative Map was made. The
building was registered as 20 units on July 10, 1979.

Recommendation
Inasmuch as all conditions of the Tentative Tract Map had not
been complied with as o£ the expiration date o£ September 18,
1979, it is respectfully recommended that the Final Map not be
approved on the basis that the Tentative Map has expired even
though the Final Map was filed prior to such expiration date.
