SUBJECT: Request for Final Map, Tentative Tract No. 35216, 18
Unit Condominium Conversion, 1518 Euclid Street,
Hargrave and Jacobs
Introduction
This is a request for approval of a Final Tract Map for an 18
unit condominium conversion. Request for approval is by Attorney
Frank Davanzo.
Background
The Tentative Tract Map for this application was approved on July 17,
1978. Conditions. of the approval included reduction of the build-
ing from 20 to 18 units by conversion of 2 units recreation rooms,
installation of garage doors and provision of approved trash area.
Final Tract Map was filed by the County Engineer on June 6, 1979
and Declaration of Completion by the agent on June 29, 1979. Due
to uncompleted garage doors, the matter was not submitted for
City Council action until October 12, 1979 by which time the
Tentative Map had expired. The request was agendized for the
meeting of November 13, 1979 but was continued to November 27,
1979 at the request of the applicant following which, the request
was withdrawn because of the newly established Council policy re-
quiring prior rent control approval.
No application for extension of the Tentative Map was made.

Recommendation
Inasmuch as all conditions of the Tentative Tract Map had not
been complied with as of the expiration date of July 17, 1979,
it is respectfully recommended that the Final Map not be approved
on the basis that the Tentative Map has expired even though the
Final b4ap was filed prior to such expiration date.
