sr-042280-6e..APR 2 ~ 9980 , Santa Monica, California, Apri} 10, 1980 T0: - Mayor-and City Council .FROM: City Staff SUBJECT: fina l Map Approval Introduction This report transmits a-Final Map for City Council approval of the following condomihium project which received Tentative Approval March 19, 1980: TRACT ADDRESS DEVELOPER °UNITS 36484 835 Grant Street Alan Tossman, 5 (new) Carl and Carol Day Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission was based on their finding that the pro- posed subdivision should cause no substantial environmental damage ,and is in conformance with all state and local laws and regulations and applicable Genera] Plan Elements. The Final Map conforms to the Tentative Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety .and Fire Departments .indicate that the project meets present fire safety requirements. Approval'by the County Engineer's office has been. received for the project. Rent Control exemption was granted by letter dated September 10, 1979 (copy - attached). Cbhstruction began in September 1979 and is expected to be completed by June 17, 1980. Alternatives State-and City ordinances require approval of final subdivision maps which comply with approved Tentative Maps. Approval of the Final Subdivision Map does rot L1 APR 2 2L196~! Mayor and City Council Page 2 release the subdivider from compliance with. any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
