Introduction
This report covers the request of Attorney William A. Ross for
the approval of a Tentative Tract Map for a 9 unit condominium
conversion. The request was denied without prejudice on March 11,
1980 for information as to whether all conditions of the Tentative
Tract Map had been complied with.
Background
On March 19, 1979 the Tentative Tract D4ap was approved on con-
dition that the building be reduced from 10 to 9 units, that
automatic security gates be installed on all garaging and an
approved trash enclosure be installed. Reduction of units from
10 to 9 was to be accomplished by converting a one bedroom unit
to a recreation room.
On July 6, 1979 the Final Tract Map was filed and an inspection
on August 31, 1979 indicated the work had not yet been accomplished.
On December 11, 1979 the applicant filed an affidavit stating that
all work had been accomplished but the Final Map was not submitted
to the City Council because of the policy requiring Rent Control
Board approval prior to City Council consideration. On January 10,
1980 Attorney William A. Ross filed a formal demand for consider-
ation of the Final Tract Map on the basis that all conditions of
Mayor and City Council - 2 -

the Tentative Tract Map have been completed. On March 11, 1980
the request was denied without prejudice for determination on
whether all conditions placed on the Tentative Tract Map had been
completed.
Inspection of the premises on April 10, 1980 indicates that the
required automatic security gates have not been installed and no
sign reading "recreation room" has been affixed to the door of
the asserted recreation room. Rent Control records indicate that
the building was registered as 10 units on July 10, 1979, no
application for a removal permit has been filed.
Recommendation
Contrary to the applicant's claim, all conditions of the Tentative
Map have not been completed and it is respectfully recommended
that the Final Tract Map be disapproved for Failure to comply
with required conditions attached to the Tentative approval.

for condominium purposes of Lot A, Block 71, of the amended map of
the Town of Santa N4onica, as shown on Map recorded in Book 39,
Pages 45 to 51 inclusive of Miscellaneous Records, Records of Los
Angeles County, be and the same hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authenti-

SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
