SR-05-13-1980-6D3a3 - MAY 1 3 1980 Santa Monica, California; April 24, 1980 T0: Mayor. and City Council FROM: City .Staff SUBJECT: Final MaP APProval Introduction This report transmits a Final Map .for City Council approval of the following condominium project which received Tentative Approval August 6, 1979:. TRACT. ADDRESS DEVELOPER UNITS 37672 2330 :Oak Street Tajdin Esmail & Steve Kanji 5 {new) Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission. approved the Tentative Map: for the above project. The action of the Planning Cpmmission was based on their finding .that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The license Division. reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and Fire Departments indicate that the project meets present fire safety requirements._ Approval by the County Engineer's office has been received for the project. Demolition began June 4, 1979 and was completed June 11,.1979 for an owner-occupied single-family dwelling. Construction began December 14, 1979 and is ongoing. Alternatives State and Gity ordinances require approval of final subdivision maps which comply. with approved Tentative Maps. '.Approval: of the. Final. Subdivision Map does not ~~ SAY 1 3 5380 Mayor and City Council Page 2 release the subdivider from compliance with. any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Corranission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
