TRACT ADDRESS DEVELOPER UNITS 35915 1334 Nineteenth Street Oscar Katz g (new) Background After public hearing and careful review ofi the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission was based on their finding that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan. Elements. The Final P4ap conforms to the Tentative .Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. Tfie'Buildng and Safety and Fire -0epartments indicate that the project meets present fire safety requirements.. Approval by the County Engineer's office has I been received for the project. The demolition of three units was completed on March 5, 1979.. Owner began construction January 20, 1980, and the foundation and first floor deck are being formed. r Alternatives State ar.d ;;ity ordinances require apprcval of final subdivision maps wfiich comply with apprcved Tentative Maps. Approval of'the Final Subdivision Map does- note: gay Mayor and City Council Page 2 release the subdivider from compliance with any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit.
