sr-051380-6d6-. ~ !'i PLAY 1 8 :9980• Santa Monica, California, April 24, 1980 T0: Mayor and City Council FROM: City Staff SUBJECT: final .Map Approval Introduction This report transmits a Final Map for City Council approval of the following condominium project which received Tentative Approval November 5, 7979: TRACT ADDRESS DEVELOPER UNITS 38471 2020 Delaware Avenue Robert Sacker & Anthony Brackett P, (new) Oceanside Ihvestment No. 4 Background Rfter public hearing and careful review of the record and staff recommendations, the City Planning Commissio^ approved the Tentative Map for the above project. The action of the Planning Commission was based on their findino that the pro- posed subdivision should cause no substantial environmental damage and. is in conformance with. all state and local laws and regulations and applicable General Plan Elements. The final Map conforms to the Tentative Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and Fire Departments indicate .that the .project meets present fire .safety requirements. Approval by the County Engineer's office has been received for the project. A single unit, owner-occupied, was demolished between August 12 and l5, 1979. Con- ' i struction has .hot yet begun. The former :owner occupied the property until demolition. Alternatives State and City ordinances ,require aFproval of final subdi~iision maps which:comply with approved Tentative Maps. Approval of the final Subdivision,Map does not ~Cl ~~ PLAY 1 3 1980 Mayor and City Council Page 2 release the subdivider from compliance with. any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final Subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permit. Brackett, Oceanside Investment No. 4, being a subdivision for condominium purposes of Lot 1, Block 24 of the Erkenbrecher Syndicate, Santa Monica Tract as shown on Map recorded in Book 6, Pages 26 and 27 of Mans, Records of Los Angeles County, be and the same hereby is accepted and approved. SECTION 2. That the City Clerk hereby is authorized and directed to endorse upon the face of said Map this order authenti- Gated by the Seal of the City of Santa Monica.
