SUBJECT: 'Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval July 2, 1979:

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on their finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable Genera l
Plan Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety: requirements. Approval by the County Engineer's offiice has
been received fpr the project.
Four. units were demolished before_ApriT 10, 1979. Construction of the new project
has not begun..
Alternatives
State and City ordinances require apprpval of final subdivision maps which comply
with approved Tentative Maps. :.Approval of the Final Subdivision Map does not

release the subdivider from compliance with. any applicable requirements of the
Rent Control Ordinance.
Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map with the advisement that
approval of the Final Subdivision Map does not release the subdivider from
compliance with the Rent Control Ordinance requirement for an exemption or removal
permit.

SECTION 1. That the Map of Tract No. 37322 in the City of
Santa Monica presented by Reuven Hazon and Edward Ozair, being
a subdivision for condominium purposes of Lot 1, Block 38,
amended Map of the Town o£ Santa Monica as shown on D1ap recorded
in Book 39, Page 45, et seq. of Miscellaneous Records,, Records
of the Los Angeles County, be and the same hereby is accepted
and approved.
SECTION 2. That the City Clerk. hereby is authorized and
directed to endorse upon the face of said Map this order authenti-

SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
