SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval January 7, 1980.

Background
After public hearing and careful review of the record and staff recommendations,
the City planning Commission approved the Tentative Map for tie above project.
The action of the Planning Commission was based on their finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Map. .The License Division
reports that the developer has either paid or agreed to pay,the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Rpprbval by the County Engineer's office has
been received for the. project.
An exemption from Rent Control was granted August 16, 1979. A demolition permit
was issued August 23, 1979, expired, and was reissued December l7, 1979. The demo-
lition of hree units began January 3, 1980 .and was completed January 21, 1980.
The building permit was issued February. 21, 1980, and work has not yet begun.
Alternatives
State and Cfity ordinances recjuire approval of final subdivision maps which comply
with approved Tentative Maps. Approval of the Final Subdivision Map does not

release the subdivider from compliance with any applicable requirements of the
Rent Control Ordinance.
Recommendation
Inasmuch ,as the Final Map conforms to the approved Tentative Map, the buildings-
. meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map with the advisement that
approval of the Final Subdivision Map does not release. the subdivider from
compliance with the Rent Control Ordinance requirement for an exemption or removal
permit.
