This report transmits a Final Map for City Council approval of the following
condominium project;

Background
The Tentative Tract Map for this condominium project was approved on January 18,
1979 by the City Planning Commission on the following conditions:
1. Assignment of two parking spaces per unit.
2. Approval of the CC&Rs by the City Attorney's office.
3. Giving immediate written notice to current tenants of 60 days termination
of tenancy.
4. Informing perspective renters immediately of the eviction date of March 9,
1979.
5. Making no new rentals after March 9, 1979.
6. Placing earth under all landscaping except trees which may be in containers.
The project is a new condominium project to be constructed after the existing
buildings have been moved. The existing buildings are no longer attached to the
ground, have been sold to another person and are to be moved from the Ciiy.
The Final 'iap conforms to the Tentative Map. The License Division reports that
the developer has either paid or agreed to pay the condominium tax. The Building

and Safety and Fire Departments indicate that the project meets present fire
safety requirements. Approval from the County Engineer's office has been
received for the project.
Alternatives
State and City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.
Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is regpectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.

AND APPROVING SL"BDIVISION MAP OF
TRACT NO. 35457
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract P1o. 35457 in the City of
Santa D4onica presented by Olga, Jan and Anita Pick, owners, being
a subdivision for condominium purposes of Lots 256, 257 and 258,
Tract No. 1980, as shown in Book 21, Page 152 of Maps,-Reccrds of
Los Angeles County, be and the same hereby is accepted and approved.
SECTIODI 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authen-
ticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall ,
be in full force and effect.
