SUBJECT: Proposed Zoning Ordinance

This report transrnits for first reading a ~.roposed Zoning
Ordinance.
BACKGROU~7D
The applicant owns a vacant 120' lot on 29th street crhich
could presently be developed with a 7 unit apartment or condominium
on the southerly 60' and a duplex on the northerly 50' for a total
of 9 units. The Zoning Ordinance provides a change to 80' of R2
and 40' of ?21 to construct 7 condominiums and a single family
home on a 40' portion. The single family home would be compatible
with 6 new single family homes: on 40' lots immediately to the
north. The. Planning Commission has already approved a tentative
tract map for the condoriniums conditioned on the Council's
approval of the change of zone. The ordinance is for R2 rather
than R2A to preclude possible extension. of automobile parking in
the event that the. proposed project did not become a reality.
ALTERNATI~7ES
The Council may approve or disapprove this proposed zoning
change. Disapproval ~~rould in effect quash the tentative map
approval of the 7 unit condominium.
RECOI~~MEPtDAT2ON
It is respectfully recommended that the City Council accept the
attached ordinance for first reading and hold a public hearing thereon.
