This report concerns a Final Tract Map for City Council approval of the follo~.v-
ing condominium project:
TRACT ADDRESS DEVELOPER UNITS
34110 Neilson Way between Redevelopment Agency 345 (new)
Barnard Way and Ocean Park Blvd. & Lincoln Property Co.
Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Tract Map for the above
project. The action ofi the Planning Commission was based on their finding that
the proposed subdivision should cause no substantial environmental damage and
is ih conformance with all state and local laws and regulations and applicable
General Plan elements. The Fina] Map conforms to the Tentative Map. The License
Civision reports that the developer has either paid or agreed to pay the condo-
minium tax. The Building and Safety and Fire Departments indicate that the pro-
ject meets present fire safety requirements. Approval by the County Engineer's
office has been received for the project.
Alternatives
State and City ordinances require approval of Final Tract Maps which comply ~•~ith
approved Tentative Maps.
Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay

executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.
