This is an application for conversion of a 10 year old 12
unit apartment building on two lots at 1308-1312 Berkeley
Street in the R2 District. Application by R. W. Selby Co.
PROJECT PROPOSED. The applicants propose to convert the twin
two-story six unit apartment buildings on a 96 x 162 Z' site
to condominiums. All units are two bedroom, two bath units
ranging in area from 1240 sq, ft. to 1425 sq. ft. Eighteen
off-street parking spaces are provided, ten independently access=
ible spaces off the alley and eight in garages accessible from
Berkeley Street. Four of the 18 spaces are in tandem. The
building qualifies for consideration of conversion as Category
II by reason of the 1; parking spaces and 3 years of age.
The building appears to be in good condition with no outstand-
ing maintenance problems. The tenants were notified of the
possible conversion on January 20th. The Articles of Incor-
poration indicate an attempt to exclude children .under 13 years
of age other than those of existing lessees. No specific list
of improvements or repairs are indicated.
SUMMARY AND RECOMMENDATION. While the building qualifies as a
Category II building, one which is generally suitable for con-
version with minor modifications and improvements, it is the
staff's belief that the rather stark and minimal amenities of
these particular buildings require attention over and above that
proposed by the applicants. One of the basic purposes cited in
adopting a condominium conversion ordinance was the upgrading
of existing housing stock. It is, therefore, respectfully recom-
mended that the application be approved upon the following con-
ditions:

1. The removal of the existing carports and the con-
struction of enclosed garages at the rear of the property,
the roofs of which are to be utilized for recreational
purposes except for areas necessary for protection of the
privacy of units No. 6.
2. Treatment of the rear entry way from the alley with
resurfacing or landscaping consistent with the decor of
the interior courtyard and installation of. stairs for ac-
cess to the roof top recreational area.
3. The installation of security doors .for the front
garages.
4. The submission to the Architectural Review Board of
a plan for the renovation and redecoration of the buildings'
exteriors including all four sides and compliance with
conditions required by that body including replacement or
enhancement of landscaping.
5. The provision of a trash area acceptable to the General
Services Department.
6. The installation of approved smoke detectors in each
unit.
7. The elimination of any and all legal prohibitions against
the admission of children to tenancy within the project.
