Condominium Conversion, 1308-1312 Berkeley Street,

Introduction
This report covers an Appeal from the Determination of the
City Planning Commission in approving a 12 unit condominium
conversion project at 1308-1312 Berkeley Street scheduled for
Public Hearing before the City Council on April 11th.
Background
The applicants own two twin 6 unit apartment buildings at 1308
and 1312 Berkeley Street in the R2 District and have made appli-
cation to convert the buildings to condominiums. The buildings
are 10 years old and provide 1; parking spaces per unit thereby
qualifying the building for consideration of conversion under the
City's Condominium Ordinance. On February 27th the City Planning
Commission approved the conversion with a number of conditions,
one of which required the removal of the existing carports at the
rear of the property and the construction of enclosed garages, the
roofs of which are to be utilized for recreational purposes except
for areas necessary for protection of the privacy of the rear
units. The applicants have specifically appealed this requirement
while acceding to the others.
The buildings appear to be in good condition with no outstanding
maintenance problems but are quite stark with minimal aesthetic
