Introduction
This report transmits a Final Map for City Council approval of the following
MAR 2 4 198t
condominium project which received Tentative Approval March 19, 1979, extended
to March 19, 1981:

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local iaws and regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
The property was purchased in June 1978 and a demolition permit issued April 4,
1979 when two units were removed prior to April 20, 1979. A building permit was
issued in December 1979, has'exoired and construction has not been started.
Alternatives
State and City ordinances require approval of final subdivision maps which comply

Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.. by approving the attached
Resolution.

THE CITY OF SANTA MONICA ACCEPTING
AND APPROVING SUBDIVISION MAP OF
TRACT NO. 36261
THE CITY COUNCIL OF THE CITY OF SANTA MOPIICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 36261 in the City of
Santa Monica presented by Sui-An Fung, Shu-Hung Fung and Jean C.
Fung, being a subdivision for condominium purposes of Lot 46,
Austin Heights Tract, as shown on Map recorded in Book 10, Page 168,
of Maps and a portion of Lot 401 of To4mer Terrace Tract as shown
on Map recorded in Book 8, Page 25, of :Maps, both Record of Los
Angeles County, be and the same hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authen-
ticated by the, Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
